HERBERT DU PUY BUYS FORMER PHIPPS FRONTAGE
Pays About $175,000 for Choice Property in Morewood Heights Section.
BUILDING SITE IS SOLD.
Northside Packing Company Pays $10,000 for Spring Garden Avenue Realty.

Herbert DuPuy has purchased a portion of the former L. C. Phipps property, which recently figured in an exchange deal, involving Pittsburgh real estate valued at more than $1,000,000. This announcement was made last evening at a smoker given in the former Phipps mansion by Walter P. Fraser, who gave $100,000 in cash and about $400,000 worth of real estate for the Phipps holdings some weeks ago.

Mr. Fraser announced last evening that the property had been sold to Mr. DuPuy through Avey & Irish. Mr. DuPuy takes title to 275 feet in Reynton road, overlooking Fifth avenue, with a depth of 718 feet along Warwick terrace and 300 feet along Highfield road, together with 150 × 150 feet in Penton road. This comprises about 1,000 feet frontage, or one-third of the original Phipps holdings, which consisted of 12 acres. The transaction also includes the Phipps barn, which is considered the handsomest stable in Pittsburgh, and a new house fronting in Highfield road, on which work was started recently by Mr. Fraser.

While the exact price paid for the property by Mr. DuPuy has not been made public, it is understood to be about $175,000. It is regarded as one of the most desirable home sites in the entire city, and it is understood that Mr. DuPuy will improve his newly acquired holdings with handsome buildings.

At the smoker given to his friends last evening, Mr. Fraser also announced that the name of the former Phipps property has been changed to Morewood Heights and that the new streets will be known as Parish lane, Warwick terrace, Dorset road, Hollywood [sic] road and Reynton road. D. P. Black, president of the Real Estate Trust Company; W. G. George and Samuel W. Black, president of the Samuel W. Black Company, were the speakers at the smoker last night.

East End Sales Recorded.

Two important sales involving East End real estate were announced yesterday, although the deed was recorded at $1 in each case. Frank Kleber sold to the Pittsburgh Manufacturers' Power Company a plot of ground 130 × 150 feet near Aiken avenue and the Pennsylvania railroad in the old Twentieth ward. The property is a part of the former Standard Automobile Company's holdings and is regarded as a valuable parcel of ground.

George O. West sold to George M. Hayes 50 × 155 feet, improved, in South Atlantic avenue, near Millvale avenue, old Twentieth ward. While the price is recorded as $1, the property is said to be worth about $20,000.

The William Zoller Company sold to the Northside Packing Company 100 × 130 feet in Spring Garden avenue, Northside, improved with a two-story frame dwelling, a two-story slaughter house, cooling house and stable; also 93 × 106 feet, improved, in High street, old Seventh ward, Northside, for $10,000.

William G. Evans transferred to William Hamilton Long 50 × 140 feet, vacant, in Monitor street, near Beechwood boulevard, Squirrel Hill, valued at $3,750, in part payment for three small houses of four rooms and bath each on 40 × 50 feet in Geneva street, valued at $6,500. Mr. Long will build on the Squirrel Hill lot.

Other Transactions.

Oakland avenue—The Friedman Realty Company sold for Mrs. Cecelia M. Stitts, of New York, to Mrs. Tuch 24 × 100 feet, improved with a three-story dwelling, at 334 Oakland avenue, for $7,000 cash.

Juliet street—The Aronson Realty Company sold to Michael Polousky 30 × 106 feet, improved, at 270 Bates avenue, Oakland, for $4,600.

Finley street—The Willison H. Denniston estate sold to Georgia C. Collins 24 × 94 feet, improved, in Finley street, new Twelfth ward, for $4,000.

West Liberty avenue—William J. Gill sold to Robert O. Fenen 100 × 180 feet, vacant, in West Liberty avenue; also 374 × 100 feet, vacant, Woodward avenue, Nineteenth ward, for $4,200.

Cherokee street—Peter Avetta sold to H. H. Davis a 10-room frame dwelling on 30 × 80 feet in Cherokee street, old Thirteenth ward, for $2,800.

Gerber avenue—Anna C. Gerber sold to William McC. Batchelor, of Ben Avon, 43 × 100 feet, vacant, in Gerber avenue, old Eleventh ward, Northside, for $2,750.

Eighteenth street—Phiana Jones sold to Isadore Bowers 38 × 60 feet, improved, in Eighteenth street, near Pike street,; also 56 × 86 feet, improved, in Duquesne avenue, Northside, for $9,400.

Beacon street—William A. Edeburn sold to W. K. Given 60 × 240 feet, vacant, in Beacon street, near Murray avenue, old Twenty-second ward, for $6,000.

Forty-eighth street—Meredith R. Marshall sold to William R. Taggart 100 × 69 feet, vacant, at Forty-eighth and Harrison streets, old Seventeenth ward, for $5,000.

Building Permits Issued.

Permits were issued by the bureau of building inspection yesterday as follows: Pittsburgh Railways Company, one-story brick addition to car barns, Frankstown avenue and Collier street, Thirteenth ward, $7,000; George Daum, two-story brick addition to dwelling, Robinson road, near Buente street, $3,650; A. E. Murphy, two-story and attic stone dwelling, Solway street and Shady avenue, $11,000, and two-story and attic stone and plaster dwelling, $8,000.
